Affordable Homeownership
Habitat for Humanity Windsor-Essex helps families build and purchase safe, decent and affordable homes though a geared-to-income mortgage with payments set at less than 30 percent of gross income.
Habitat for Humanity Windsor-Essex receives many requests for assistance and while we strive to build homes we unfortunately are unable to assist all those that may qualify.
The build schedule may be subject to change based on funding, donations, volunteers and organization plans.
Habitat for Humanity Windsor-Essex builds for family units with dependent children. We appreciate the need for affordable home ownership extends beyond this criteria, however, our capacity is limited.
Families for the 2025 Build have already been selected. If you wish to move forward with this application for a future project, please complete the Expression of Interest form.

Ability to Pay a Geared-to-Income Mortgage
This is assessed by evaluating:

Family Income. The minimum family income is $35,000 per year.

The maximum family income for a...

2 bedroom home is $55,000 per year.

3 bedroom home is $63,000 per year.

4+ bedroom home is $83,000 per year.

The maximum income level utilizes the HILs (Household Income Limits) measurement for Windsor and Essex County.

The number of bedrooms is determined by family size and Habitat for Humanity Canada standards.

Income stability with expectations of consistency for greater than one year.

Solid credit and level of debt.

Willingness to Partner with HFHWE
When you're approved for homeownership, you become a HFHWE partner, and may be asked to help with initiatives that advance our mission.

Contribute 500 volunteer hours.

Attend homeowner information workshops.

Be an ambassador. Share your experience with HFHWE within our community.

Living in Core Housing Need
Partner families are also selected based on their need for better housing.

Families will be considered for a Habitat home if their present housing situation is overcrowded, unsafe, or insecure.
